Rental Criteria
RENTAL APPLICATION PROCESS & CRITERIA
At On The Mark Property Management, our standard rental application process starts with the First Completed Application.
Each application will be reviewed by the same standards, one person/family/group at a time. Co-signers, if needed, are subject to the same rental criteria. Once an applicant/group meets all of the application criteria listed below, then a lease agreement is sent.
$50 NON-REFUNDABLE APPLICATION FEE
Each occupant over the age of 18 must fill out an application. Each applicant and co-signer is required to pay a non-refundable application fee.
IDENTIFICATION
Each applicant must provide a current valid photo identification with their application.
EMPLOYMENT REQUIREMENTS
Employment will be verified. Employment history, at a minimum, should show six months with the current employer and/or six months with previous employer. Recent graduates or current students must provide proof of enrollment or graduation. Self-employed individuals must provide a current financial statement, previous 2 months of personal bank statements, and a copy of their most recent tax return.
INCOME REQUIREMENTS
A verifiable source of income is required, and will be verified. Qualifying income could come from employment, retirement, social security, disability, etc. The combined gross income of all applicants in the family/group must be three times the monthly rental rate.
COSIGNER
Applicants who do not meet the above noted employment or income requirements must provide a cosigner and/or savings account statements showing a minimum balance equal to 36 months rental payments that has been present for at least 3 mo.
RENTAL HISTORY
Previous rental history will be verified. Applicants must provide name, address, and dates of tenancy for previous landlords covering the last five years for verification of rental history. For students, a reference to parents/guardians is acceptable. An application will be rejected if there are any previous evictions, defaults in lease agreements, untimely rental payments, or outstanding balances owed to another landlord.
CREDIT HISTORY
A comprehensive credit report will be ordered from a credit reporting agency. This credit report must show that all accounts are current, and a credit score of 640 minimum. Application for residency will be rejected if you have filed bankruptcy within the past 18 months. Any bankruptcy must have been discharged at least one year prior to the date of application. All past due accounts and collections will be taken into consideration. Based on your credit history, you may be asked to provide a well-qualified co-signer, pay an additional deposit or some combination of these, in order to qualify.
CRIMINAL HISTORY
Applicants will be asked to disclose any prior arrests, convictions or pending criminal actions, and a criminal background check will be conducted. Failure to disclose is grounds for application rejection. Arrests and pending criminal actions will not, in and of themselves, be grounds for application rejection but may be factors considered along with other criteria. An application could be rejected if any applicants have been convicted of a type of crime that would be considered a serious threat to the rental property, other residents or neighbors. Management will consider the nature of the crime and the severity of the crime, along with how much time has passed since the criminal activity and the release from any imprisonment, parole, or probation. Persons who are listed on any sex offender list will not be considered.
MAXIMUM OCCUPANCY
2 persons/1 bedroom (+ 1 when an occupant is under 18). Please be aware that we abide by all county, city, and HOA occupancy standards so please check with your local municipality before applying.
ANIMALS
EVERY Applicant MUST complete a third-party screening as a part Of the application process, affirming our Animal Policy, whether or not they have any animals.
TIMING
A rental application takes about 2-3 days to process. Any application that cannot be processed in 5 business days will be rejected. So tell your employer and previous landlords to return our calls quickly. Move-in dates must be within 14 days of availability or within 14 days of the day applicant is notified of approval. Holding a property longer than 14 days will require owner approval. The lease must be signed within 3 days of approval and at least 48 hours prior to actually moving in.
Rent will be prorated according to the day you move in.
