Fur-real or Fake? Exposing Deceptive Tenant ESA Claims

The Owner had just completed an Extensive and Gorgeous remodel on the property, filled with Amazing upgrades in pristine white, and in a highly desirable location.  To protect the quality of finishes he’d installed, he firmly stated “No Pets”, and we put it up For Rent at the top of the market.

The home received over 20 showings in a very short time, and applications were stacking up!  The one at the front of the line was was looking really good. And they had three assistance animals, for which they provided a doctor’s prescription letter.  

If you aren’t aware, Federal law states that verified assistance animals must always be allowed.  This is a public protection that we fully honor.

The key word there is “verified” though. At On The Mark Property Management, we follow our procedures with accuracy, and don’t cut corners.  The prescribing doctor was called, and verified only ONE of the three!  The other two were actually pets, and therefore were denied, as this was a “No Pets” property.  The applicants were surprised, as their previous property managers had simply allowed all three without question (and apparently without verification).  They moved on, and the next applicants in line were approved.

Bullseye!  We hit the Target by protecting our client from entering a lease with less than truthful tenants!
