Check-In Form

Our Check-In Form is digital, and will be sent to you on Move-In Day.

It must be completed within the first 5 days after moving in.

Be detailed, as we use this form to compare condition against when you move out, and any new issues will be charged to your Security Deposit.

Renewing Your Lease

If you want to extend your stay with us beyond the lease term, reach out to your Property Manager as early as possible.  We’ll get you a renewal addendum, and you’re good to go!

If you’re just looking for a short-term lease extension, these are approved on a case-by-case basis by the Property Manager.  Reach out, and let’s see what we can do!

Moving Out Early

 If you need to move out prior to the end of the Lease Term, follow these steps:

Step 1: Notify us in writing by completing a Tenant Notice of Intent to Vacate form.  You can request a copy from your Property Manager.

Step 2: Pay the greater of:

An Early Termination Fee in the amount of 3 mo of rent OR

The Actual Lost Rents through the remainder of the lease term, and marketing fees to re-rent the property.

Exceptions:

Military Service Required Relocation

If Tenant is a member of the Armed Forces on extended active duty and receives change of station orders to permanently move from the local area, Tenant may terminate this agreement by complying with the Service Member’s Civil Relief Act (SCRA). 

*Refer to Section 4 of your Lease for full terms and conditions of early lease termination.

Buying a Home

If you’re looking to buy a home, we want to help!

We have affiliated with a specialized home sales company, Chandelier Property Group with eXp Realty, focused on assisting our clients in buying and selling homes for both personal use and investment properties.

As a Referral from On The Mark, you’ll receive an automatic 0.5% DISCOUNT on Agency Commission!

If you’ll be moving out prior to lease end, AND you’ve chosen to work with Chandelier Property Group to purchase your new home, only the Early Termination Fee (3 mo of rent) applies.

Security Deposit Disposition

Your Deposit will be applied as follows, with any remainder remitted back to you within 30 days:

  1. Any Past Due amounts.
  2. Utilities, if paid to On The Mark Property Management.
  3. Repairing any damages. We will compare current condition to that on your Check In Form.
  4. Cleaning the unit. While professional cleaners are always brought in, you can reduce the cost by following the suggestions on these Cleaning Guidelines.
  5. Carpet Cleaning will be done as well. Again, we compare current condition (stains) to that on your Check In Form.


We will send you, within 30 days of move-out, an accounting of your Security Deposit, and any charges to it, along with a refund of any amounts remaining

Utility Disconnections

DO NOT SHUT OFF Utilities, or you will be charged for the reconnection fee.
